Bylaws & Rules key points

Pets
No pets may be kept in a strata lot other than the following: (a) a reasonable number of fish in one or more water aquariums, up to a sum total of FIFTY (50) gallons (189 litres), where each aquarium is properly supported for an even distribution of weight; (b) up to 2 small caged animals that weigh no more than one kilogram each; (c) up to 2 birds; (d) up to 2 cats, or 2 dogs, or one cat and one dog. No pets or animals are permitted inside the fenced area of the pool.
Alterations
Obtain written approval of the strata corporation before altering a strata lot, common property, including limited common property.
Smoking
There shall be no smoking by any owner, resident or guest anywhere on the following common property of the strata corporation: halls, stairs, lobbies or the fenced area surrounding the swimming pool....... Smoking shall only be permitted in the following areas: (a) an owner's strata lot; (b) limited common property designated to an owner's strata lot; and (c) the parking lots and the fire lane joining the two parking lots. (d) the steps in front of an owner's townhouse.
Fines
The strata corporation may fine an owner or tenant a maximum of (a) $200 for each contravention of a bylaw. (b) $50 for each contravention of a rule. (c) $500 for a breach of the Rental Restriction Bylaw.
Balconies / Decks / Patios (Alteration)
Owners are not permitted to install patio doors or decks without prior written permission from the strata council. Owners are not allowed to enclose their balcony.

Additional Comments

Windows and sliding doors replacement
The strata had considered window and sliding door replacements for certain suites during the 2023–2024 AGM held on December 27, 2024. The council maintains a list of units that reported broken windows during that fiscal year. It is recommended to confirm whether Unit 396 was included on that list or if it has experienced any issues related to its windows and sliding doors.
Upgradation of Telus Lines
TELUS will be decommissioning original copper lines and presented the strata with a proposal to install fiber optic cables on common property.
Water Usage concern
Residents are receiving higher than normal water bills from the District of Saanich. In order to better understand usage at each residential building, Council is seeking quotes for installing recirculation systems on domestic water and a clamp on meter/flow gauge with data recorder.
